CITY OF IRONTON, MISSOURI

REQUEST FOR REDEVELOPMENT PROPOSALS

 

 

The City of Ironton, Missouri, seeks Redevelopment Proposals for areas located within the City. Several areas are being considered, including the following:

“Main Street” Development

•         Properties that front both sides of Main Street, West of MO Hwy 21 at the north to the Catholic Church at the south

•         Properties that front the West side of Knob Street

•         Properties within ½ block of Courthouse Square

Properties from the Courthouse to and including the old Ironton Hospital

“Highway” Development

•         Properties that front both sides of MO Hwy 21, from the north boundary to the south boundary

•         Properties that are zoned “Commercial”, along the south border

 Properties that front the eastside of Knob street

“Industrial” Development

•         Properties that are zoned “Industrial”

•         Properties that are zoned “Mobile Home”, which front 1st Street and 2nd Street

 

A map that more definitively identifies the proposed redevelopment area is available from the Southeast Missouri Regional Planning and Economic Development Commission at the address stated below, or from the City of Ironton.

The City’s primary objective is to promote new development, improve infrastructure, remediate blight and remove conditions that constitute an economic or social liability to the City.  To facilitate the redevelopment of the area, the City will consider the use of tax increment financing and other statutory redevelopment mechanisms. If a proposal includes a request for tax increment financing, the proposal must demonstrate that “but for” the use of tax increment financing, the project is not feasible and will not be completed.

Interested parties must submit 6 copies of the redevelopment proposal to the City.  The proposal shall, at a minimum, contain the party’s name, address and contact information, a conceptual site plan of the proposed redevelopment, a narrative explaining the character of the development, information concerning the relocation of any existing businesses or residences, a project budget, information concerning the financial feasibility of the project, and estimates of all sales and property taxes to be generated from the project upon its completion.

Notwithstanding anything herein to the contrary, all alternative bids and proposals will be considered.

 

Proposals may submitted at any time to the City of Ironton. Additional information may be obtained from the City or the Southeast Missouri Regional Planning and Economic Development Commission
